DOT Building Escalator Removal/Build New Center Core Stairway
Project Manager: Stacy Simpson, 902-0921
Start Date: September 2006
Anticipated Completion Date: June 2008
Project Purpose: Remove old energy-inefficient escalators and replace them with a central core stairway and two new elevators.
Project Activity: The stairs are complete except for a couple of glass panels that need to be replaced and are on order. The escalators have been removed and the steel stairway is installed and open for use. The remaining finish work continues.
General Administration Parking Garage

Anticipated Completion Date: July 2008
Project Purpose: Seal the driving surface of the upper (visitor) level of the parking garage and re-stripe parking stalls. Conduct structural analysis of concrete beams and make repairs. The concrete panels that form the driving surface of the upper parking level are deteriorating due to water intrusion and use by oversized vehicles.
Project Activity: The asphalt driving surface of the top deck was patched and cracks filled in June 2007. The panels will be repaired and the upper deck sealed and re-stripped. SUVs, vans and pick-up trucks are no longer allowed to be parked on the upper level of the garage. Parking for these vehicles was moved to the west side of the GA Building.
Impacts: Move overweight/oversized (4,000-plus-pound) vehicles to other locations.
Highway License Building Fire and Domestic Water Separation

Anticipated Start Date: October 2007
Anticipated Completion Date: June 2008
Project Purpose: Separate the building’s fire sprinkler water supply from the domestic water supply, to bring it up to current safety code.
Project Activity: The work is complete except for installation of the irrigation water meter by the City of Olympia and landscape restoration.
232 Perry St NW Childcare Center
Project Manager: Vikki Poitra, 902-0977
Anticipated Start Date: January 2008
Anticipated Completion Date: June 2008
Project Purpose: Campus Childcare Center will relocate to this property in June 2008. The project is improving the existing 232 Perry St. NW building to meet program and licensing needs.
Project Activity: Work upgrading the building envelope is complete. Grading of the playground area is underway. On the inside, the contractor is mudding and taping the new drywall. Painting and new floor installation will follow. Construction is on schedule for the project to be substantially complete by June 11.
The building interior and envelope is being upgraded by replacing the roof, siding, doors and windows. Currently, the contractor is saw-cutting the concrete slab to accept new plumbing lines and building new interior walls.
Upcoming Construction Projects
Natural Resources Building (NRB) Leak Repairs

Anticipated Start Date: September 2007
Anticipated Completion Date: June 2008
Project Purpose: Fix leaks that are causing structural and property damage in the old fitness room at the eastern end of the building. The project is nearly complete and the contractor is waiting for dry weather to seal the concrete.
Highways – Licenses Building Security Upgrades

Anticipated Start Date: June 2008
Anticipated Completion Date: March 2009
Project Purpose: Make the building more secure. Adding a new secure reception counter, security wall with door to the stairs and remodeling the restrooms.
Legislative Building – Modernization of Elevators 4 & 7

Anticipate Start Date: May 2008
Anticipated Completion Date: December 2008
Project Purpose: Modernize House of Representatives Elevator 4 and historic Dome Service Elevator 7. Legislative Building elevators 1, 2, 3, 5 and 6 were modernized during the 2005-07 biennium. This project will complete the modernization of all of the building’s elevators, including new hoistway equipment, machine and other upgrades to elevator 4, and controls, safety and restorative improvements to elevator 7.
Project Activity: Bids were received April 29, 2008, the contract is being awarded.
Pritchard Building – Reroofing, Potential Exterior Repairs and Modernization of Elevator

Anticipate Start Date: May 2008
Anticipated Completion Date: September 2008
Project Purpose: This project completes some of the most emergent repair needs for the Pritchard Building. The roof is past its useful life; the elevator does not fully meet current codes; and there are areas of spalling (erosion, cracking and flaking of the masonry and concrete) and cracking of the building exterior, including the portico roof. Recent investigation has shown some unanticipated spalling inside the building.
Project Activity: Agreements have been signed with three separate firms for survey of the exterior, preparation of construction documents and preparation for bidding in May is underway.
John L. O’Brien Building – Rehabilitation

Anticipate Start Date: late April 2008
Anticipated Completion Date: November 2012
Project Purpose: The following fire and life-safety related building components or systems are to be replaced or updated during the 4.5-year project: (1) seismic upgrades of stair towers and walls; (2) Modifications to heating, ventilation and air conditioning systems required by new sprinklers, electrical, mechanical and information technology systems; (3) Changes to building power voltage, new energy efficient lighting, a diesel standby generation and transfer switch, upgrading of the fire alarm panel, and improvements to electrical distribution panels; (4) New domestic cold water and a steam to hot water converter along with replacement of historic restroom plumbing and fixtures and refurbishment of existing marble drinking fountains.
Project Activity: Following approval of funding proposals by the client representatives at the House of Representatives, work will begin on preparation of a contractor manual. This initial work should take approximately 45 days. Since the work is so extensive and there is not adequate space to relocate staff and member offices during legislative sessions, the work will occur during interim periods. Construction is expected to be completed in November 2012.
